If you are thinking of selling your home, these are some easy steps you may want to take in order to improve your chances of achieving a strong price and getting it sold quickly.

Declutter- People need to be able to picture themselves living in the property, but can find it difficult if there is a lot to look past. So get rid of any unnecessary items in the property, whether that is throwing it away, selling or putting it into storage and if possible put any bulky furniture that may make a room feel small into storage while you are trying to sell.

A Fresh Lick of Paint- Another thing that makes it difficult for people to picture themselves living somewhere is a bright/loud paint pallet so giving the house a fresh coat of neutral paint can help buyers buy giving the property more of a blank canvas feel.

Tidy Your Gardens- First impressions make a huge impact on what a potential buyer thinks about a property and making sure the front garden is neat and tidy sets the rest of the viewing on the front foot and also makes for a more appealing opening shot on marketing portals, and making sure the rear garden is neat and tidy is an easy way to show the property is well cared for.

Make Your Beds- Seems an obvious one, but an easy one to overlook. A neat, well-dressed bed goes a long way to making a house feel like a home and the same is also true when it comes to your sofa.

Avoid Moisture Before Viewings- If you are expecting a block of viewings on a day it is an idea to avoid using the shower or bath beforehand if there isn’t enough time for the moisture to clear the air as this can make the room/house smell and feel damp, which is a real concern many have when buying a property, so best not to plant any seeds of doubt.

Go Out For Viewings- This is a really big one! The seller being in while you are viewing a property can make a buyer feel very uncomfortable and you aren’t likely to make an offer on somewhere you didn’t feel comfortable. It also tends to stop them from asking questions while in the property, so something that is minor and can easily be answered by the agent at the property may go unasked and fester in their mind.

Some other simple things you can do are;

  2. Clean your windows.
  3. Avoid cooking smelly foods.
  4. Park cars away from the house.
  5. Wipe down surfaces before viewings.
